4. Building Envelope Thermography
Identification of thermal bridges in buildings envelope together with windows and doors, constitute one of the weakest components increasing thermal losses. The main aim of this analysis is to contribute to building sustainability and thus help identify leakages, arrest them and save money. Incidences like damaged insulation, heat loss, air leaks can be detected with a thermal imager.

7. Lighting Illumination Study as per BEE
Lighting accounts for 20 – 25% of all energy consumption. Lighting also accounts for 20 – 30% of the total energy use in commercial buildings. Much of the energy use associated with lighting can be significantly reduced since energy efficiency in bulbs and fixtures has dramatically increased in recent years and many spaces are designed to have more lighting than is actually necessary.
Identifying the lighting systems used in buildings is the first step towards finding where energy savings can be achieved.
Measuring the Lux values and correlating them with required levels and actions to be carried out to fill the gaps is the demand/necessity.
8. Lighting Protection Audit-IS 62306
About Lightning and it’s Protection:
- Lightning is the visible discharge of static electricity within a cloud, between clouds, or between the earth and a cloud.
- A lightning protection system is a system designed to protect a structure from damage due to lightning strikes by intercepting such strikes and safely passing their extremely high voltage currents to ground.
- Most lightning protection systems include a network of lightning rods, metal conductors, and ground electrodes designed to provide a low resistance path to ground for potential strikes.
Requirement of Lightning Protection:
- Lightning can strike anywhere on earth. If struck, structures in these areas will generally sustain
- more damage when there is no lightning protection system present.
- To prevent homes and other properties from damage or complete destroy and subsequent fire hazard.
- Most important is to save life of human being and other living objects in proximity of striking of lightning.

Role of Lightning Protection System:
- A lightning protection system does not prevent lightning from striking , it provides a means for controlling it and preventing damage by providing a path for the discharge of lightning energy.
- A lightning protection system provides a means by which discharge of lightning may enter or leave earth without passing through and damaging non-conducting parts of a structure equipments in close proximity to lightning due to induced voltage.
Relevant Standards:
For installations in INDIA, lightning protection systems can be designed in accordance with
- Indian Standard: IS: 2309(2005): “Protection of Buildings and Allied Structures against Lightning– Code of Practice”
- International Electro-technical Commission: IEC: 62305 –Part III (2005): Protection against lightning –Physical damage to structures and life hazard.
- British Standard: BS: CP-326
9. Earth Loop/Continuity till user end
This comes under IEC 60364 ‘’Verifying protection devices by automatic supply disconnection’’ in time disconnection of any Protective Device. Measurement of earth loop impedance is important for verification of the characteristics of the associated protective device and their effective operation.
To calculate prospective fault current at user level and to check the adequacy of rating to clear the potential fault current level Earth loop measurement is required.
The earth loop impedance of each individual circuit from the point of use to back to the incoming supply connection point should be measured. The resistance value at the breaker should be low enough to allow sufficient current to flow to trip a circuit protection device such as a fuse or MCB.

- Typically, the accuracy of the standard should be ten times the accuracy of the measuring device being tested.
ENERGY METERS
STANDARD OPERATING PROCEDURE FOR ENERGY METER, VOLTMETER AND AMMETERS:
- Calibration is a process of elimination of errors by configuring an instrument to provide a result within an acceptable range.”
- This process involves a reference meter with the help of which energy meters can be calibrated usually called as “Master Meter
- It is a comparison between a known measurement (the standard) and the measurement using your instrument.
- Typically, the accuracy of the standard should be ten times the accuracy of the measuring device being tested.
- We would be using Class 1 accuracy
AMMETERS
STANDARD OPERATING PROCEDURE FOR ENERGY METER, VOLTMETER AND AMMETERS:
- Calibration is a process of elimination of errors by configuring an instrument to provide a result within an acceptable range.”
- This process involves a reference meter with the help of which energy meters can be calibrated usually called as “Master Meter
- It is a comparison between a known measurement (the standard) and the measurement using your instrument.
- Typically, the accuracy of the standard should be ten times the accuracy of the measuring device being tested.
- We would be using Class A accuracy meters for reference meter to cross check the Amps with the existing Ammeter.
VOLTMETERS
STANDARD OPERATING PROCEDURE FOR ENERGY METER, VOLTMETER AND AMMETERS:
- Calibration is a process of elimination of errors by configuring an instrument to provide a result within an acceptable range.”
- This process involves a reference meter with the help of which energy meters can be calibrated usually called as “Master Meter
- It is a comparison between a known measurement (the standard) and the measurement using your instrument.
- Typically, the accuracy of the standard should be ten times the accuracy of the measuring device being tested.
- We would be using Class A accuracy meters for reference meter to cross check the Volts with the existing Voltmeter.
RELAYS
STANDARD OPERATING PROCEDURE FOR RELAY TESTING :
- Relay is disconnected from the CT and current is directly injected to the relay.
- Switch on Control supply to the relay.
- Check the relay health indication and proper display.
- Programming the relay by entering the CT Ratio, Date & time Then entering the desire set values by calculating the load, Full load current of the connected equipment.
- Configuring the LED & Output signals into the relay.
- Checking the self test operating procedure and confirming the Relay Output/ LED Outputs.
- Check the master relay operation and to confirm the breaker Tripping & Annunciation.
- Injecting current through the relay in R,Y,B&E phases to the set value.
- Check the relay pick-up when the injected current exceeds the set value.
- Injecting current 2 times of set value and to note down the operating time.
- Confirming the operating time with the delay(IDMT) Characteristic for I>/Io> protection.
- Injecting current through R,Y,B,E Phases 10% above the set value for I>>I>>>Io>> function and confirming the relay operation within duration time.(Definite time/Instantaneous).
- After the satisfactory performance test kit is disconnected for the relay. CT Secondary is connected back to the relay. Then the relay will be Declared as fit for commissioning.
